Initial Meeting
Our process begins with a relaxed, in-depth consultation where we learn about your vision, goals, lifestyle needs, and overall investment range. This conversation helps us understand not just what you want to build, but how you want your home to live and feel. If the scope is clearly defined, we will prepare a preliminary budget range to ensure the project aligns with your expectations from the very beginning. This early clarity allows us to move forward with confidence, transparency, and a shared understanding of the path ahead.
Design Development
If the scope of work is simple and well-defined, in most cases, a formal proposal can be produced, and the process moves directly onto contract documents. For more complex projects—including custom homes—a design agreement is required. With a design agreement in place, we work collaboratively with you and the designer to refine the scope of work and align it with your vision and budget. Once the scope is finalized, preliminary floor plans and schematic drawings are developed, incorporating structural, mechanical, and applicable planning requirements. The design is refined through your feedback until final approval and sign-off.
Bid Phase
Once design is complete, your plans move into engineering and then out to our trusted trade partners for thorough, competitive bidding. This process allows us to secure the best value while selecting the most qualified trades for your specific project.
With real pricing in hand, we present a comprehensive fixed-cost proposal — not an open-ended estimate. By the time your contract is signed, the numbers are clear, the team is aligned, and you can move into construction with confidence and no surprises.
Contract Documents
Upon acceptance of the proposal, a construction contract is prepared and signed, defining the terms of the agreement and a schedule of the progress payments.
Construction
Once all construction permits are procured, our project manager and skilled construction team diligently work together to deliver a pleasurable building process and quality end product. To ensure that our high standards are maintained, Yoder Homes uses only licensed, insured craftsmen that have proven experience.
The Yoder Homes team is committed to delivering top-quality workmanship and installation through our on-the-job supervision. We understand the importance of completing your custom home or remodeling project in a timely manner and work hard to adhere to the established schedule. Upon completion of your project, you can rest assured that punch-list items will be resolved effectively and efficiently, as well as any open issues or concerns.
The Finish Line
Your “what if” is now a reality as we bring every detail together with intention and care. We conduct a comprehensive New Home Orientation (NHO) walk, coordinate final inspections and professional cleaning, and ensure your home is fully move-in ready. At closing, you receive a closing packet with care and warranty documentation, and we hand over the keys to your new Yoder home.
